Modified Mortgage Re-default rate improves in 2nd Half of 2009.
The number of modified mortgages that go into re-default is improving. Those with conventional mortgages are fairing the best and not surprisingly those with sub prime mortgages are in the worst position.

Over 14% of defaults in Idaho were considered stratigic in 2008. What will they be in 2009?
According to Experian and consulting firm Oliver Wyman 14.24% off all mortgage defaults in Idaho in 2008 were strategic. This means the borrower could have paid but choose not to. This is up nearly double what it was in 2008 (7.71%). What is your thought on what it will be in 2009? I'm guessing 20%.

This is just too good. Morgan Stanly is giving properties back to their lender. You know why? They are not worth what they paid for them.

Feds 1st Time Home Buyer Program may have increased values 5% according to Goldman Sachs
Is there a "shadow inventory" of homes? Goldman Sachs thinks there is a possibility. Remember Boise typically is an average marketplace within the US.

Part Time RANT...
 Part time rant you ask what is that?  Well this post is about my industry.  Realtor?s to be more specific.  I am getting tired, very tired of trying to get Realtors to return phone calls - answer questions about client issues or contact them about all sort of professional issues ? and you know why?  Their cell phones are disconnected, they don?t return calls for days or their brokerages have no idea where they are.  They are part time Realtors and in most cases their clients don?t even know they are part time. In my opinion if a client is not aware that their agent is part time they should have every right to cancel their representation agreement with them.  Oh did I say that ? You bet I did!  There ...
