Three most common questions:

1. What does DOM stand for?

  • Days On Market

2. I recognize some of these comparable and my home is much nicer - can you adjust the analysis?

  • Yes Darrin can adjust it. He just needs to see the interior of your property. Just give him a call and he will come right out.

3. I know other sales took place in my neighborhood but they are not shown here - why not?

  • Probably because they are outside the time frame this report was done in (i.e. Your analysis may have looked at sales within the last 90 days and the other properties sold 98 days ago), they are slightly smaller or larger than the criteria used. Darrin can adjust this he will just need to meet with you and see the inside of your property.


CMA Help

The "Active" section shows properties currently listed for sale that are general comparable to your property. This is typically not all properties that are comparable but a limited selection. You can view the details of each active property by entering in the MLS# here. Darrin can prepare a detailed list of all properties upon request. Ask Darrin a question.

The "Sold" section shows only select number of sales. The sold data details can be provided. Just give Darrin a call or e-mail.

The "Pending" section shows only those properties that have offers pending but not yet closed. The sales price is not available until the sale closes. If you want to know the details of the pending sales just contact Darrin - it's easy.
